After a successful negotiation and reaching a consensus on the terms of the offer, we move to the escrow phase. I will coordinate with the seller’s agent, title company, and escrow professionals to ensure a smooth transaction. Any remaining contingencies, such as home inspections or repairs, will be addressed to your satisfaction. I will also ensure that the final walkthrough is thorough and that all agreed-upon conditions are met before closing day. Ensuring accuracy and completeness is critical at this stage.
In Northern California, buyers and sellers sign their respective papers before the actual closing date. You’ll sign the final documents, and I’ll be there to explain anything that might arise. Once this has been done and the funds are transferred, we wait for confirmation from the county recorder’s office that the property officially transferred title and it becomes yours.
